# Finding Workspace That Matched the Brand

Helping an immersive hospitality brand find workspace with the right feel, not just the right postcode.

London Founder-led Est. 2015

## About Lollipop

Lollipop describes itself as a business creating highly interactive experiences and re-imagining hospitality through immersive concepts, venue design and memorable nights out. The company began in Hackney in 2015, built a community of more than 150,000, and developed concepts including ABQ, The Bunyadi and The Bletchley.

For a founder building a brand like that, ordinary workspace was never likely to be enough.

## The Brief

When Sebastian Lyall, founder of Lollipop, came to Ofixu, the brief was never going to be generic. Seb needed to make a decision quickly. The search had to move at pace, but it also had to be right. This was not about flooding the client with options — it was about narrowing the field to spaces that felt commercially sensible and creatively appropriate.

## What Mattered

Seb's feedback was sharp and useful. One of the options was ruled out because it was too expensive, charging separately for meeting rooms, too coworking-led, and not the kind of environment he wanted. That told us exactly what the real brief was.

- Stronger identity
- Better value
- More privacy
- Practical usability
- A better fit for a founder-led creative business
- Not a generic shared-office feel

## Our Approach

Ofixu kept the search tight, responsive and grounded in the founder's actual priorities. Rather than force more of the wrong type of product, the search focused on better-fitting options, especially those with more individuality and less of a generic shared-office feel.

### Founder-First Focus

Listening to sharp feedback and using it to refine the brief, not ignore it.

### Better Judgement

Good office advisory is not about more listings — it's about better judgement and tighter fit.

### Character & Identity

Finding spaces with individuality that matched a brand built on experience and creativity.

## Why It Mattered

Lollipop's own story shows why the right workspace mattered. The company built its reputation on theatrical, social and immersive concepts — from the early breakout of ABQ to later venues and multi-brand "Funhouse" formats. Its positioning is as an innovator in hospitality rather than a conventional operator.

Brands like that need workspace that supports momentum and identity — not space that dilutes both.
